Manoj Bajpayee Signs 5-Year Office Lease in Mumbai at Rs. 11 Lakh Monthly Rent

Two commercial properties in Andheri West Mumbai leased by actor Manoj Bajpayee together with his wife Shabana Bajpayee under a five-year lease for Rs.10.9 lakh monthly payment according to CRE Matrix data sources.

A commercial lease transaction involving RERA carpet spaces of 1905 sq ft in Lotus Signature building at Veera Desai Road involves Barcode Influencer Marketing Pvt Ltd as per the report from CRE Matrix. The company paid Rs.43.7 lakh as security deposit.  The four office units obtained registration on October 4 2023 by Bajpayee in Signature Building which exists near Veera Desai Road in Oshiwara. The documents showed that Bajpayee completed his stamp duty payment for four office units at Rs.1.86 crore during October 2023.

 “This commercial lease in Andheri West, totalling Rs.7.26 crore in rent over the license period, reflects the commercial importance of the Andheri West location, While location still remains a key factor in determining the per sq ft rate, specific Grade A commercial projects can command a notable premium over other projects in the same location. To my mind, project relevance shall supersede location in future," said Abhishek Kiran Gupta, CEO and co-founder of CRE Matrix.

The documentation shows the lease registration took place on April 3 2025 while extending its duration to five years. Under this agreement the rental amount increases by 5 percent yearly beginning in year one before reaching Rs.13.3 lakh by the fifth year. The tenant obtains exclusive usage of six vehicle parking spots from Mehra Estates which extends to 75 consecutive days for maintenance activities.
