MahaRERA (The Maharashtra Real Estate Regulatory Authority) has issued the draft model guidelines to make sure housing projects for retired & senior citizens are designed with basic requirements to meet their needs. MahaRERA’s this move makes the very first housing authoritarian body in India to propagate necessities for housing projects for the retired & senior- citizens.
Through this significant step, MahaRERA intends to make certain that the senior citizens should have the necessary facilities after they shift into such housing projects. At the time when the guidelines are executed, the developers will have to comprise some of the particular provisions in the Agreement and other relevant documents for Sale. From now on, housing projects for senior citizens will have to be design as per the draft model guidelines.
Also the draft catalogs the minimum physical criteria that every project should meet as well as construction norms of building as per the requirements of senior citizens. The terms & conditions includes the design of the building, green building principles, lifts & ramps, staircase, corridors, lighting, ventilation, safety & security.
Regarding this, Ajoy Mehta, Chairman, MahaRERA, "Retired, senior housing projects are becoming a necessity of the changing society. Many developers are launching such projects in view of the rising demand, but these constructions do not seem to take into account the very basic needs of this segment".
