MahaRERA circulates directive specifications for Old Age homes

MahaRERA, the state housing regulator, has established basic physical requirements for retirement homes and senior citizen housing projects, commonly referred to as old-age homes.The latest rules will apply throughout Maharashtra for fresh project submissions. Adherence must also be evident in the sales agreement, as per the regulator's directive.

A MahaRERA representative mentioned that the detailed instructions will cover essential elements concerning architectural design, kitchens, bathrooms, eco-friendly construction practices, elevators and ramps, staircases, hallways, lighting and airflow, as well as safety and protection. 

All multi-story buildings must adhere to a crucial requirement, which mandates the installation of an elevator that is specifically designed to accommodate wheelchairs and mobility equipment. Moreover, both the interior and exterior architectural design of the building should be carefully planned to facilitate unrestricted movement for individuals using wheelchairs, incorporating the inclusion of ramps.

The MahaRERA stipulates that door openings must exceed 900 mm in width. Sliding doors are the recommended choice. It is mandated that all doors be equipped with sizable knobs and grips for ease of use.

MahaRERA has mandated that every lift must be equipped with audio visual signage, and at least one lift must be designed for stretcher-carrying purposes. The specifications also include requirements for handrail height in staircases, as well as the installation of grab rails for support in wash basins, shower areas, and toilets.

It is mandatory for projects to adhere to these minimum physical specifications in order to be deemed as finished. According to the spokesperson, MahaRERA had released a circular in early February regarding the draft model guidelines for retirement and senior citizen housing projects. They had sought input and feedback from different stakeholders. The authority received a positive response and received valuable suggestions, including those from senior citizens and their associations. The draft guidelines were formulated based on the model guidelines provided by the union ministry of housing and urban affairs.
