KMC is all Set to Frame New Home Construction Process for Small Plot Owners

The Kolkata Municipal Corporation is all set to streamline the process of building plan approval for small plots up to seven cottahs starting from January 2024. According to the new process, the plot owners will now have the flexibility to commence construction within a week of submitting plans. Previously they used to wait for longer time for the clearance process.

In preparation for the upcoming shift, the KMC Buildings department conducted an interactive session on December 5 with architects and LBS to acquaint them with the revised procedures. Now, the civic administration decided to involve an architect or a licensed building surveyor (LBS),for the owners of plots measuring no more than seven cottahs to obtain plan approval and bypassed the need for buildings department intervention.  

A KMC official said that necessary preparations are underway to ensure the new system is user-friendly before its implementation. As per the new rule, plot owners seeking to construct buildings or apartments must apply online for a house sanction plan through an architect or LBS. Upon uploading the plan, it will be automatically considered sanctioned by the civic authority after calculating and paying the building sanction fee. After constructing the plinth area, KMC buildings department inspectors will conduct assessments to ensure compliance with the sanctioned plan.

When asked about security check and surveillance, one of the officials said, under special circumstances, surprise visits by civic inspectors might also be conducted to identify and address any anomalies in the construction of the buildings.
