Greater Noida Surpasses NCR! Records 98% Property Price Jump in 5 Years

According to the Anarock report the real estate market of Greater Noida achieved the highest property price growth within the NCR region by rising 98 percent from Q1 2020 to Q1 2025 with prices increasing from Rs.3,340 per sq ft to Rs. 6,600 per sq ft.

The residential market in Noida demonstrated second position with a 92 percent price hike up to Rs. 9,200 per sq ft alongside Gurugram showing an 84 percent price growth to Rs. 11,300 per sq ft. This caused an 81 percent rise in residential property values throughout the NCR area. The area previously known for having India’s maximum supply of unsold properties has shown a significant reduction in its excess inventory.

Unsold real estate stock across NCR experienced a 51 percent decrease in the past five years even while prices increased substantially. By Q1 2025-end the stock will reach approximately 84,500 units from the original 1,73,117 units by Q1 2020-end. The NCR residential market added 53,000 new units in 2024 which represented an increase of almost 44 percent compared to the launches during 2023 according to the data by Anarock.

The property market in Noida experienced a substantial decrease in available inventory because unsold housing units dropped by 72 percent from Q1 2020's 18,148 units to Q1 2025's 5,012 units. The five-month period led to a reduction of 58 percent in Ghaziabad while Greater Noida experienced a 56 percent decrease in their unsold stock figures. A shift occurred in the housing market after COVID where luxury and ultra-luxury housing exceeded the previous dominance of available housing units priced below Rs. 40 lakh. Launches of ultra-luxury homes priced above Rs. 2.5 crore increased to 59 percent during 2024 while the 2020 levels were only 4 percent in this market segment. The percentage of houses in the affordable category dropped to 11 percent during 2024 after reaching 47 percent in 2019.
