After a Decade, SC approves to restart Construction Work of 2 Unitech Projects


After a long period of 16 years after the first launch of the project, the construction of Unitech project, one is Sunbreeze in Sector 69, and the other one is Vistas in Sector 70 in Gurugram has just commenced their construction work again. The construction was stopped for long time, and recently they got Supreme Court’s nod to start the construction work again. 

Nearly, 1900 buyers and investors have invested in these two housing projects, which were primarily launched in 2008 and 2009. Firstly, the developers promised to deliver the flats by 2012, but they were terribly failed to complete the whole project within the stipulated time period.  

Retired IAS officer YS Malik, who is also chairman and managing director of the company said, that the tender process for the construction of both of the projects has been completed, and the projects are expected to be entirely completed in various phases in the next 18 to 36 months. 

Within 888 flats, 680 have already sold in Sunbreeze, on the other hand, 1241 out of 1287 flats were sold out in Vistas so far. According to the official statement, after selling the units of the flats between 2009 and 2011 the company was declared bankrupt and as the result,the whole construction work came to a halt.

Later, a board including Malik as CMD and Ashok Yadav as CEO of the company, was constituted by the Supreme Court. He further added that after getting the environmental clearance (EC) in March, construction work was started. Malik also said that structural and health audit of all the towers of both of the projects has been undertaken by experts from IIT Roorkee. They assured that, the structures have been declared safe with the suggestion of retrofitting.

Homebuyers shared the ordeal that they have been facing as the projects were stuck. A homebuyer of Unitech Sunbreeze, Himanshu Dube said that, the past 15 years was a real struggle. He also added, “The new resolution framework by the Unitech board, supported by the apex court, offers a ray of hope. We’re cautiously optimistic that their commitment to start deliveries of flats by the end of 2025 translates into tangible progress on the ground.”

Another buyer of the project, said, “To end years of struggle and endless wait of homebuyers, the SC-monitored construction mandate to Unitech management is a welcome step. Now, the management needs to ensure that it delivers the expectations of homebuyers. Homebuyers are once again ready to trust and pay Unitech if it lives up to its commitments.”

Piyush Gupta of Unitech Vistas quoted, “We are very much optimistic about completion of the project as per the timeline defined and approved by the apex court. He said allottees hope for fast progress in construction. We request them to pay their dues at the earliest so that construction does not get halted again.”
