Adar Poonawalla-led Rising Sun buys 1.75-lakh sqft Office Space in Pune for Rs.395 crore

Rising Sun Holdings Private Limited (RSHPL), the company which is owned by billionaire Adar Cyrus Poonawalla has recently declared about their acquisition a vivid office space in Pune against an amount of Rs.395 crore. The real estate data analytics platform Propstack showed that the office space is spread across an area of 1.75 lakh square feet.

The commercial space has four floors, spanning a built-up area of 2.19 lakh square feet in Building B1 of Cerebrum IT Park, located in Pune’s Kalyani Nagar. The documents also showed, the property also has parking space for a total of 218 cars across the basement units of buildings B1 and B2. 

 

The IT park is named as Cerebrum IT Park built by Kumar Builders,and located in the heart of Pune. The business park is comprised of three buildings - B1, B2 and BC - occupied by companies from diverse sectors.

The whole transaction deal was finalized through four separate deals, and it was registered on September 11, whose seller were named as Zavareh Soli Poonawalla as the seller. Zavareh Poonawalla is a businessman and brother of Cyrus S Poonawalla, the founder and CMD of Serum Institute of India.

As per the documents, the four deals incurred a combined stamp duty of Rs.27.65 crore and registration fees amounting to Rs.1.2 lakh.

In recent years, the Poonawalla Group has significantly expanded its presence in the real estate sector, particularly in Pune. As part of this growth, they partnered with Pune-based developer Panchshil Realty to develop Business Bay, a prominent commercial hub located in the Yerwada suburb. Additionally, the group launched a luxury hotel adjacent to the complex, which operates under the prestigious Ritz-Carlton brand, further strengthening their foothold in the high-end hospitality and real estate market.
