Transforming Delhi: Luxury Real Estate moves from Bungalows to High-Rises

New Delhi, traditionally known for its expensive bungalows and independent floors, is witnessing a significant transformation in its luxury real estate market.

The city’s skyline is now being redefined by high-rise luxury condominiums, signaling a shift towards modern, vertical living. This post-pandemic surge in demand for premium housing has prompted developers to offer integrated solutions that blend opulence with community living.

According to a report by JLL, luxury housing accounted for 19% of total home sales in the Delhi-NCR region during the first half of 2024.

In response, developers are launching projects that set new benchmarks for luxury, privacy, and convenience.

Notable developments include DLF ONE Midtown in Moti Nagar, which exemplifies this evolving trend. Its popularity reflects the growing preference for sophisticated high-rise living.

Other prime examples include The Amaryllis by Unity Group near Connaught Place, offering distinctive amenities like a skywalk and a cutting-edge clubhouse.

In South Delhi, Risland Sky Mansion in Chhatarpur boasts ultra-luxury residences with panoramic views of the Aravalli Greens, appealing to affluent buyers. The Leela Sky Villas in Patel Nagar further elevates luxury living with private pools, rooftop dining, and five-star hotel services.

Aakash Ohri, Joint Managing Director and Chief Business Officer at DLF, highlighted the market’s evolution, attributing it to changing buyer preferences and a growing appetite for modern, luxurious spaces. This shift marks a new chapter in Delhi’s real estate landscape, as high-rises become the hallmark of premium urban living.
