Shahrukh Khan’s sea-facing apartment in the Shree Amrit CHSL building on Carter Road, Mumbai, is likely to undergo redevelopment, according to market sources. Reports indicate that Shahrukh owns a terrace flat in the society.
A tender document issued by the society in July 2024 revealed that the plot spans over 4,000 sq meters, with three wings occupying more than 45,000 sq ft of MOFA (Maharashtra Ownership Flats Act) carpet area. Built in the 1980s on leasehold land from the collector, the building’s residents are now in discussions with various real estate developers for redevelopment, sources confirmed.
“This is one of the few sea-facing buildings on Carter Road. Residents are expecting to receive double the space they currently occupy, with offers ranging from 110% to 120% additional area,” shared a developer who participated in the bidding process but chose to remain anonymous.
According to developers, the per-square-foot price for sea-facing apartments on Carter Road is approximately Rs. 1 lakh but can go up to Rs. 1.3 lakh per sq ft.
In another development on Carter Road, Oberoi Realty, a Mumbai-based listed real estate company, announced in July 2024 that it had signed an agreement to develop and redevelop a 2,576 sq meter land parcel in Bandra (West). The company projected a free sale component of about 40,000 sq ft (RERA carpet area) from the project.
Carter Road remains one of Mumbai’s most sought-after residential areas, particularly for premium sea-facing properties.
