Minister Sanjay Shirsat reveals CIDCO Conditions on Homebuyers to be Revised

Maharashtra Minister Sanjay Shirsat announced plans on January 13 to revise property purchase conditions imposed by the City and Industrial Development Corporation (CIDCO) to make homeownership more accessible for expanding families.

Speaking to a regional news channel, Shirsat, who serves as the state minister for social justice, highlighted that current rule prevent individuals from buying CIDCO-built properties if their father already owns one.

He emphasized that these restrictions are outdated, given the growing size of families, and called for their removal.

"If a person has purchased a house with CIDCO, his son should also be allowed to buy another house. These conditions need relaxation to accommodate modern family dynamics," he stated.

The minister also addressed challenges associated with the redevelopment of CIDCO properties, noting that he is working to ease many of the existing constraints. He explained that a review of CIDCO’s policies is underway to simplify the process and reduce the restrictive regulations currently in place.

Shirsat further stressed the need to lower the prices of CIDCO homes to enhance affordability for the general public. Although reducing costs may result in financial losses for CIDCO, he argued that prioritizing public benefit is essential. "CIDCO home prices should be made more affordable. Even if it affects the development authority’s revenues, steps must be taken to help people," he asserted.

Additionally, Shirsat pointed out discrepancies in property pricing, where CIDCO homes in some areas are priced higher than market rates, while in others, they are comparatively cheaper, underscoring the need for balanced reforms.
