Luxury Apartment in Kingfisher Towers gears up for Rs.50 crore Sale

An ultra-luxury apartment in Kingfisher Towers, part of UB City and home to numerous industry and business leaders, is available for Rs.50 crore.

Vistara, a real estate firm in Bengaluru and one of the brokers, noted that the 4BHK apartment covers over 8,000 sq ft and has already attracted numerous inquiries.

UB City, renowned as a luxury district in Bengaluru, features integrated developments including a high-end mall (The Collection), extensive office spaces, and Oakwood service apartments. The Kingfisher Towers, also known as the Billionaires’ Tower, is a 34-story luxury residential building comprising approximately 81 four-bedroom apartments.

Data analysis firm Zapkey reports that in 2020, Member of Parliament and philanthropist Sudha Murty purchased an apartment in UB City for Rs.29 crore. In the same year, US-based industrialist and entrepreneur Krishna Chivukula Jr. acquired another apartment in the same development for Rs.24 crore.

Kiran Kumar, a realtor at Hanu Reddy Realty, mentioned, "About four years ago, we marketed an apartment in Kingfisher Towers for Rs 35 crore. UB City is one of the most expensive real estate areas in Bengaluru, justifying such high prices."

Since the inception of construction in 2006 which continued until 2008, and subsequently, the development of residential apartments in UB City from 2014 to 2016, expenditures totaling Rs.1,500 crore have been made. Presently local real estate agents estimate that an apartment measuring approximately 8000 sq ft costs no less than Rs.35-40 crore.

The current ownership of the development is divided between Prestige Group and UB Holding, with a 45-55% split.

The strategically chosen location enhances the real estate value. To the east of UB City, just a few kilometers away, are MG Road and Brigade Road, which are top shopping destinations in Bengaluru. The property is also adjacent to Lavelle Road, a highly desirable area in the city for both residential and commercial use.

According to brokers, the private residences at Four Square Seasons, developed by Embassy Group in north Bengaluru's Hebbal, are the second-most expensive luxury apartments after UB City. 

"A 1BHK apartment in this project is priced at over Rs.7.5 crore, a 2BHK at around Rs.12 crore, and a 4BHK at more than Rs.25 crore," Kumar noted.
