Housing Price in Top 7 Cities sees 23% Annual increase - Hits Rs. 1.23 crore

In H1 FY25, the average housing price in the top seven cities reached Rs. 1.23 crore, a 23% annual increase. According to a survey by Anarock, the average ticket size of homes in the National Capital Region (NCR) increased by 56% in H1 FY2025, from roughly 93 lakh in H1 FY2024 to over Rs. 1.45 crore in H1 FY2025.

From April to September (H1 FY25), almost 2,27,400 units totaling Rs. 2,79,309 crore were sold in these cities. In H1 FY 2025, the average ticket size of residences sold in these cities was Rs. 1.23 crore, compared to Rs. 1 crore during the same period in FY 2024.

About 32,120 units valued at Rs. 46,611 crore were sold in the NCR in H1 FY2025 as opposed to 32,315 units valued at Rs. 30,154 crore in H1 FY2024. The region's increasing demand for luxury residences is demonstrated by the 55% increase in the overall value of sold inventory, despite a 1% decline in the number of units sold.

Between April and September 2024, more than 2,27,400 units valued at almost Rs. 2,79,309 crore were sold in the top 7 cities. In contrast, about 2,35,200 units valued at Rs. 2,35,800 crore were sold during the same time in FY2024. The entire sales value exceeded that of a year earlier by 18%, despite a 3% decline in overall unit sales. This clearly highlights the persistent demand for luxury residences, according to Anuj Puri, Chairman of the ANAROCK Group.

The average ticket size did not vary over this time, according to MMR. The average ticket size sold in H1 FY 2024 was Rs. 1.47 crore. There were roughly 76,410 units in the area, valued at Rs. 1,12,356.
