Homebuyers of SDS NRI Township opposes to pay 'Additional Charges'

In the SDS NRI Township in Sector 26A, which is close to Noida airport along the Yamuna Expressway, homebuyers are upset when their realtor requested that they individually pay about Rs. 10 lakh in "extra money."

The buyers have launched a series of agitations against the developer, SDS Infracon, claiming that the demand for "extra farmers' compensation of Rs. 8,746 per square meter" is not only excessive but also unfair.

However, the developer defends the demand by claiming that the Supreme Court's ruling supports the additional compensation that purchasers may be required to pay.

Meanwhile, Yeida officials have stated that they will investigate the situation and take the necessary action.

Notably, the reality firm's demand has caused anxiety for at least 1,450 homebuyers in SDS NRI Township in Yeida Sector 26A.

Tarun Sharma, General Secretary, NRI Township Yamuna Plot Owners Association says, “The realtor has demanded to pay four times the originally agreed compensation at a time, when we are unable to get even the basic civic services including electricity, water, road and parks. We will not pay the additional compensation come what may. We have decided to stage a series of protests against the realty firm and also decided to seek help from the Yeida in this matter”.

Buyers resist that they should not be held accountable for the costs that increased as a result of the builder's late payments.

Ajab Singh, President, NRI Township Yamuna Plot Owners Association says, “We have requested from the Yeida and the Uttar Pradesh government to intervene, demanding immediate plot registrations, essential services, and relief from penalties. The Yeida has issued temporary and conditional completion certificates (CCs) for around 500 plots, most buyers remain unable to begin construction due to unresolved infrastructure issues. Furthermore, 900 buyers are still awaiting plot registration”.

Homebuyers recently received letters from SDS Infracon informing them that the increased farmers' compensation had become the focus of legal disputes. The builder pointed out that the Supreme Court ruled in favor of Yeida in its verdict dated May 19, 2022.

When the township is still developing, homebuyers view the fees as an "unfair imposition of a financial burden" on them. Concerns have also been expressed over Yeida's practice of granting Completion Certificates (CCs) and allowing plot registrations without guaranteeing the provision of necessary services.
