Gurugram Administration fixes compensation rates for flat owners of Chintels Paradiso

According to officials, the Gurugram district government has established compensation prices for the apartment owners in Towers A, B, and C in Chintels Paradiso. These costs are Rs. 7,900 per square foot (psf) for Towers A and B and Rs. 7,500 psf for Tower C. Additionally, the administration has mandated that rent be paid to tenants who choose rebuilding as soon as they vacate their apartments.

Additionally, the committee stated that rent and average compensation rates for Towers D, E, F, G, H, and J inhabitants have been agreed upon in accordance with directives from the divisional commissioner of Gurugram.

Deconstruction of these six towers has already started after they were found to be dangerous by IIT Delhi's structural evaluation in 2023 and 2024.

JN Yadav, Vice President of Chintels India, responded that the developer will abide by the orders regarding compensation and rent when questioned about the district administration's choice.

”Compensation will be paid to the buyers as decided by the district committee, and those opting for reconstruction will be paid rent. We will make an offer once the directions are received from the authorities. We have already started demolition of six towers”, Yadav said.

Residents think the compensation rates are too low, nevertheless. The President of Chintels Paradiso RWA, Rakesh Hooda, contended that the valuation has to be reexamined since he thinks apartments ought to be valued at at least Rs. 14,000 per square foot.

He added, “The rate of flats should have been assessed at a minimum of Rs. 14,000 psf. We will ask for reconsideration of the valuation, but we welcome the decision to give rent to owners from the date of vacation of flats”.

Chintels Paradiso's structural safety issues began on February 10, 2022, when renovations in a sixth-floor apartment in Tower D caused the ceiling of a bedroom to fall. Parts of apartments from the sixth story down to the first floor collapsed as a result of the structural breakdown, which set off a chain reaction. The event claimed the lives of two residents; hence the Haryana DTCP ordered a structural audit of the entire complex.
