Areas around Bengaluru's Whitefield to see Historical Hike for Housing Rentals

According to experts, a few areas on the outskirts of Whitefield and north Bengaluru's eastern IT corridor rank among the top candidates for significant rental growth in 2025.

Bengaluru experienced a significant increase in residential rentals in 2023–2024, with rents rising by more than 20%–30%.

Tenants have been finding it difficult to live up to the landlord’s constantly changing demands in a city bereft of rental properties. Some landlords have even gone so far as to look up potential tenant’s LinkedIn profiles.

However, the city's residential sector saw a stagnation towards the end of 2024, with city center landlords lowering rents by 5% to 10%. Experts in the field surmise that the narrowing of the supply-demand ratio gap is the primary cause of the citywide stabilization of rental rates.

Sunil Singh, Director of Realty Corps, stated, "We anticipate significant rental appreciation in 2025 as demand picks back up. In the latter half of 2024, there was a significant supply of inventories in a number of city locations, including Electronic City and the Whitefield IT corridor to the east, which helped to close the gap between supply and demand.”

The last two years have seen a significant increase in rentals of roughly 20–25 percent in the sought-after southeast neighborhoods of Whitefield and Sarjapura, which are being aggressively sought after by techies.

According to real estate experts, there are a number of Whitefield and north Bengaluru neighborhoods on the outskirts of the eastern IT corridor that are among the best places to expect significant rental growth in 2025.
