2025 set to see 200 million sq.ft of New Housing Supply

Only 23 percent of the 253.16 million square feet of housing supply that was announced in 2024 has been launched, so a robust launch pipeline is anticipated over the course of the next few quarters in 2025.

Up to 196 million square feet of new housing are anticipated to enter the real estate market in 2025. This is because the general and state elections delayed project approvals, resulting in only 23% of the total housing supply that was announced earlier this financial year being launched in H1 FY2025.

Anarock's analysis indicates that these listed developers are anticipated to release several new products in the upcoming quarters, following the conclusion of the elections.

According to ANAROCK's data analysis of the top 11 listed developers, they announced plans to launch 253.16 million square feet of new supply across cities over the course of the following few years at the beginning of FY 2025. Remarkably, only 23% of the entire planned supply (or roughly 57.15 million square feet) were introduced in H1 FY 2025, suggesting a robust pipeline of new supply for the upcoming quarters.

Prestige Group, based in Bengaluru, has the largest planned new supply among the top 11 listed players, with 75 million square feet. In H1 FY2025, they only launched 10.05 million square feet, or 13%, across all geographies. The Group reported an overall project pipeline of at least 60 million square feet at the beginning of September.
